THE RANCH

sunriseI must have seen a hundred ranches before I decided to buy this one. Why? Three reasons; Location, location, location! And it is beautiful (ok, four reasons!)

The ranch had everything I wanted. Great native Whitetail genetics. Close to the Dallas Ft Worth Metroplex,  River frontage, 2.7 miles of Pease River frontage that separates me from the enormous Triangle Ranch. Large properties as neighbors, 10,000 acres on one side, 200,000 + acres on the other.  And great terrain changes; Canyons and river bottom create the ultimate mix of terrain and Whitetail habitat.

It is true what they say about 90% of the game living on 10% of the land. That 10% is generally river bottom land, and borders with huge properties as neighbors.

With 2.7 miles of river bottom on 1000 acres, I have a better ratio of good productive game country to total acerage than any other ranch I know of in the county!

There is a lot of history to this ranch, and you can see it as you drive through it. From an old windmill to the rusted skeletal remains of someones “Model A” that lies hidden in the thick mesquites just off the path that lead to the old homestead, where the chimney still stands. A stoic reminder of a life long forgotten.
